The construction of a new €13.5 million, 50,000sq. ft EMEA office for US healthcare firm Teleflex shows what can be achieved with great design and a commitment by the client to a positive work environment.

As well as being one of the top countries in Ireland by revenue Teleflex has been accredited as one of the best workplaces in Ireland by the Great Place to Work Institute, and the company aims to put ‘people at the centre of all we do’.

This commitment to a positive workplace is apparent in the vibrant, fun design of the interior, and in the quality and specification of the fit-out for the Athlone base of this healthcare giant.

CONTRACT LET BY COMPETITIVE TENDER TO RHATTIGANS GALWAY, WHO CONTRACTED TO BUY SITE, CONSTRUCT TO DESIGN PREPARED BY TOTP AND OWN AND LEASE BACK OVER 15 YEAR TERM TO TELEFLEX.

PROJECT COMMENCED ON SITE JANUARY 2016 AND SUCCESSFULLY HANDED OVER COMPLETED NEW BUILD, AND FULLY FITTED OUT OFFICES FOR 300 EMPLOYEES IN SEPTEMBER 2016.

The challenge when developing the façade treatment for the Teleflex office development was to deliver a building that was sensitive to the site and context but also addressing the client requirements of open plan, flexible office interiors.

The façade design development was influenced by the natural and built environment of the business park while ensuring that the interior was fit for purpose. The east façade, facing the existing Estate Road, is 78m long, derived from the 18m deep building footprint and the area requirements for each floor. It was important to address the length of the building without affecting the efficiency and flexibility of the interior.

The curved nature of the façade softens the impact but the façade treatment needed to further disguise the length of the building. It was important to work in harmony with the site context and the building, with its exposed columns at ground level and 2no. floating planes above, mimic the natural arboricultural context of the business park while the material selection compliments the existing built environment.

The cladding to the upper levels with a horizontal emphasis to enhance the slick nature of the curve. These panels are punctured with recessed glazing and perforated solar shading to give depth and shadow to the façade that complement the tracery of the adjacent trees.

The overall composition delivers a building façade that’s simple in its concept yet addresses the challenge of its context without compromising its interior.
