Dublin’s tallest office building, The EXO, welcomes multiple new tenants

Joint agents Savills Ireland and CBRE are thrilled to announce a series of new lettings, totalling more than 46,000 sq ft, at The EXO, Dublin’s tallest office building, situated at Point Square in Dublin’s North Docklands.

According to the joint agents, these lettings not only signify the flourishing commercial appeal of The EXO but also underscores the positive transformation Point Square has undergone in recent times.

A global tech giant, is the latest entity to lease space at The EXO, taking 35,703 sq. ft. across the first and second floors, marking the largest office leasing deal in the 2nd half of this year. The household name has an established footprint in the North Docks for the past 10 years and this letting is an endorsement of the area’s continued commercial appeal. Additionally, esteemed architecture and design firm, Corgan, has secured 5,575 sq. ft. on the 11th floor, while Ancestry, the global leader in family history, is set to occupy 5,576 sq. ft. on the 10th floor. The tech firm and Corgan were both advised by Dan Shannon of CBRE, while Ancestry were advised by Paul Finucane in Colliers.

These notable lettings follow An Post, the state-owned provider of postal services in Ireland, which relocated its headquarters to The EXO in July, leasing 83,572 sq. ft. across six floors.

With these recent transactions, The EXO is now 80% let, and interest in the remaining space remains robust, reflecting the building’s appeal to leading businesses. There are four floors of 5,500 sq ft each remaining along with one of the larger floors extending to 17,900 sq ft.

The EXO is being funded by SW3 and EPISO 4, a fund managed by Tristan Capital Partners.

Point Square has witnessed significant activity and renewal this year. Dunnes has initiated the fit-out of an anchor store, and a new Food & Beverage offering is set to be unveiled at The Glassbox unit, enhancing the area’s retail and culinary landscape.

Further enhancing the appeal of the area, Dublin Port has commenced work on the Tolka-Estuary Greenway, a 3.2km dedicated cycle and pedestrian route that encompasses the Northern perimeter of the Port, offering scenic views of the Tolka Estuary and adding to the vibrancy and accessibility of Point Square.

Taking its name from its large-scale exoskeleton steel structure, The EXO stands at 17 stories in height and is raised at ground level by approximately 8m. The building not only boasts some of the most unique views in the city, but it is also targeting and achieving the highest sustainability credentials available. The EXO is already LEED Platinum Certified (first of its kind to achieve this before project completion), NZEB, Wired Platinum and a Building Energy Rating of A3.

The overall development comprises of workspace for in excess of 1,950 people, with an impressive 1,000sq.m. roof garden.
