Our Client is an exciting growing company which both develops and manages high-end student accommodation properties across Ireland. This is a unique opportunity to join as a property manager in Dublin under a new brand of PBSA . This role is varied and interesting, it involves superior customer service, sales and marketing, financial accountability, and adherence to statutory requirements. The individual will need to hold relevant current PSRA licenses, be a team player and also able to work on their own initiative.

Key Accountabilities:

* Lead the sales and marketing activity for the property

* Negotiate and manage service level agreements with the key service

* Represent the client’s brand name to the university/college sector in your area

* Promptly and efficiently respond to inquiries

* Ensure that all pro-forma tenancy documentation is issued correctly

* Carry out random inspections of the building to identify potential Health and Safety matters

* Maintain a log and schedule of all statutory compliance checks

* Manage statutory maintenance checklists

* Ensure that all reactive maintenance issues are raised with the relevant contractor

* Manage cleaning schedule, carry out inspections and organise building deep cleans when required. Raise any concerns with supplier

* Monitor management systems (previous knowledge is not required)

* Manage both internal and external relationships in a professional and courteous manner

* Create and issue invoices to residents, follow up unpaid invoices promptly

* Maintain accurate accounts of all income and expenditure

* Maintain an accurate and up to date payment schedule to enable cash flow management

* Preparation of monthly, quarterly, and annual reports as required, including completion of the month end checklist, financial reports and monthly reconciliations

* Issue and follow up on the payment of fines where applicable

* Approve supplier invoices, arrange DD payments and / or forward to finance for payment as required. Manage any supplier queries regarding invoice payments
