CNI reports

40 Molesworth Street, the former office of the European Union in Ireland, has been undergoing an extensive refurbishment over the past year and is due to be ready for occupation by June 2017.

The prominent Dublin office building – which was purchased by IPUT in 2013 – is available to let through Savills who are offering space on a single let or floor-by-floor basis in sizes ranging from 3,000 -30,000 square feet at a rent of €60 – €65 per square foot.

Notable features for occupiers include penthouse and fourth floor roof terraces enjoying elevated city views with extensive floor to ceiling glazing to the office accommodation; Schindler lifts with an average wait time of less than 25 seconds; showers and changing facilities and bicycle storage. The building also benefits from the provision of 17 secure car parking spaces. The layout of the office affords flexibility, natural light and a sense of space with ceiling heights ranging from approx.2.55m – 3.9m.

Cutting edge energy efficient technologies have been deployed with an emphasis on sustainability.  Indeed, the building has a LEED Gold Standard accreditation and A3 BER rating resulting in minimised operational costs and environmental impact potential.

The refurbishment of the building is a complete transformation both internally and externally.  The external façade is being replaced with an attractive Petersen brick finish and the internal lay-out has been altered and improved to deliver flexible working space with some of the highest quality finishes available. A new glazed section in the Molesworth St elevation emphasises the upgraded reception which has been completely renewed with high quality finishes.

Located on the corner of Dawson St and Molesworth St between Trinity College and St Stephen’s Green, the property benefits from multiple transportation options and easy access to Dublin Airport. It is well placed for external meeting venues with plentiful dining options, shopping at Grafton Street, and hotels nearby including the celebrated Shelbourne Hotel around the corner. The excellent local transport network is due to be improved further with the completion of the Luas cross-city line which runs past the property.

Molesworth Street is currently undergoing concentrated office development, where four office developments totalling 253,000 square feet, will transform the streetscape when complete next year.
